    Kalanianaole Development’s proposal aligns with the Department of Hawaiian Home Lands' (DHHL) mission and prioritizes applicants earning at or below 80% of the Area Median Income (AMI). This demographic often faces significant challenges in accessing homestead opportunities and securing their place on the land.

    The project incorporates two key programs:

    • Lease with an Option to Purchase

    • Affordable Rentals

    These programs, established pathways within DHHL, provide essential steps toward homestead lease awards for eligible beneficiaries. By offering these options, the project seeks to make a tangible difference in the lives of those who have been historically marginalized.

    Project Proposal Overview
    This innovative project includes:

    • 40 single-family lots

    • 28 kupuna (elderly) rental units

    • 64 affordable rental units

    Affordable rental units are vital for individuals and families in transition, helping them work toward obtaining a homestead award. The project anticipates readiness for 30 Single-Family Rent-to-Own units in time for the 2025 funding round application, with all necessary building and grading permits in place, ensuring a shovel-ready status.

    This expedited timeline enables DHHL to award homestead leases as early as 2025 or 2026, providing swift and meaningful progress for beneficiaries. Additionally, the project will utilize DHHL’s 5-prototype model designs to ensure efficient and effective delivery.

Prince Kūhiō Gateway

  • Prince Kūhiō Gateway at Ewa Beach is Kalānaʻole Development's most ambitious project to date — and one of the most structurally unique developments in the history of Hawaiian Home Lands.

    Located at Fort Weaver Road and Old Fort Weaver Road in ʻEwa Beach, the 225,000 SF commercial center sits on 22.7 acres at the gateway to Hoopili, ʻEwa Gentry, and Central Oʻahu — one of the fastest-growing and most underserved retail corridors in the state.

    The project is privately funded and commercially self-sustaining, managed by CBRE Hawaii for leasing. But what makes Gateway unlike any other development in Hawaiʻi is its structure. Annual ground lease payments and 50% of net commercial profits return to the Hawaiian Homes Trust corpus every year the project operates. Sixty to eighty affordable housing units are designated for Native Hawaiian kūpuna. The $100,000 Pahu Manō entrepreneurship fund creates dedicated opportunity for Native Hawaiian business owners. And when the lease concludes, the full 22.7 acres — built, remediated, and income-producing — is gifted to the Department of Hawaiian Home Lands at no cost.

  • The Residences at Kalama’ula project is an affordable rental solution that addresses the urgent need for culturally appropriate affordable housing for native Hawaiian kūpuna. It seeks to resolve the critical issue of kūpuna spending their final years on the DHHL waitlist in poor living conditions and aging homesteaders who can no longer manage the physical and financial responsibilities of owning a home. This project provides a supportive living environment that fosters independence, well-being, and the perpetuation of Hawaiian cultural practices for kūpuna on the Department of Hawaiian Home Lands (DHHL) homestead waitlist and existing kūpuna homesteaders.

La‘i ‘Ōpua Village 4 Hema

  • Laʻi ʻŌpua Village 4 Hema is a 125-home Department of Hawaiian Home Lands (DHHL) Trust Lands development in North Kona, Hawaiʻi Island — returning Native Hawaiian families to their ancestral lands with quality, prideful homeownership within reach.

    Developed by Kalanianaʻole Development, LLC, Village 4 Hema offers two pathways to homeownership:

    Turnkey — Families select their home model and lot, choosing from two, three, and four-bedroom designs built with quality craftsmanship and unobstructed ocean views. Each home reflects the manaʻo of our lāhui — grounded in the land, built for generations.

    Rent With Option to Purchase (RWOTP) — A 15-year rental pathway that makes homeownership accessible to families at a range of income levels. Monthly rent contributes toward paying down the project, and at Year 16 families have the option to purchase their home at a price significantly below market value.
